NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure entered on April 20, 2026, in Case No. 25-CA-001105 of the Circuit Court of the Thirteenth Judicial Circuit, in and for Hillsborough County, Florida, wherein TH MSR HOLDINGS LLC, is Plaintiff, and SAMUEL H. SPEARS, ALLISON SPEARS, WALDEN LAKE COMMUNITY ASSOCIATION, and SPECTRUM CREDIT UNION A/K/A SPECTRUM CU are Defendants, the Office of Victor D. Crist, Hillsborough County Clerk of the Court, will sell to the highest and best bidder for cash online at http://www.hillsborough.realforeclose.com, beginning at 10:00 A.M. on the 17th day of June, 2026, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 4, WALDEN LAKE UNIT 26, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 60, PAGE(S) 15, OF THE PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
