NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Partition and Order of Judicial Sale of Real Property, dated June 30, 2026, as amended, and entered in Case No.: 2026-CA-00214 SC of the Circuit Court in and for Sarasota County, Florida, in which EQUITY TRUST COMPANY FBO IRA ACCOUNT #200216004, is the Plaintiff and PREMIER CAPITAL PROPERTIES, INC and EQUITY TRUST COMPANY FBO IRA ACCOUNT #200220096, are the Defendants, the Clerk of this Court will sell to the highest and best bidder for cash and subject to any and all liens and faults, on the Internet at www.sarasota.realforeclose.com beginning at 9:00 a.m., on the 8th day of September 2026, the following described property as set forth in said Final Judgment.
Property located at 7440 Manasota Key Road, Englewood, Florida 34223 and whose legal description is::
THAT PORTION OF THE FOLLOWING DESCRIBED REAL ESTATE LYING WESTERLY OF THE PRESENTLY EXISTING COUNTY ROAD RIGHT-OF-WAY.
THE SOUTH 88.6 FEET OF THE NORTH 797.4 FEET OF U.S. LOT 4, SECTION 22, TOWNSHIP 40 SOUTH, RANGE 19 EAST, SARASOTA COUNTY, FLORIDA.
TOGETHER WITH A 5 FOOT WALKING EASEMENT OVER AND ACROSS THE NORTH 5 FEET OF THE SOUTH 88.6 FEET OF THE NORTH 797.4 FEET OF U.S. LOT 4, SECTION 22, TOWNSHIP 40 SOUTH, RANGE 19 EAST, SARASOTA COUNTY, FLORIDA, FROM THE EASTERLY RIGHT-OF-WAY OF THE COUNTY ROAD TO THE SHORES OF LEMON BAY (the “Property”).
Any person or entity claiming an interest in the surplus from the sale, if any, other than the Plaintiff and Defendants and the property owners, as of the date of the Complaint and Lis Pendens in this action, must file a claim within sixty (60) days after the judicial sale.
