NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure entered on July 17, 2026 in Case No.: 2025CA004657A000BA of the Circuit Court of the Tenth Judicial Circuit, in and for Polk County, Florida, wherein TH MSR HOLDINGS LLC is Plaintiff and DANIEL BIVENS; ANH LE; OANH TRAN; POLK COUNTY TAX COLLECTOR; SOUTHERN DUNES MASTER COMMUNITY ASSOCIATION, INC.;, UNKNOWN SPOUSE OF DANIEL BIVENS; UNKNOWN SPOUSE OF ANH LE; and UNKNOWN SPOUSE OF OANH TRAN are Defendants, the Office of Stacy M. Butterfield, CPA, Polk County Clerk of the Court, will sell to the highest and best bidder for cash online at www.polk.realforeclose.com beginning at 10:00 a.m., on August 31, 2026, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 14, SOUTHERN DUNES ESTATES PHASE TWO, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 108, PAGE 14, PUBLIC RECORDS OF POLK COUNTY, FLORIDA.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim in accordance with Florida Statutes, Section 45.031.
