NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure entered on August 21, 2026, in Case No. 2025 14387 CICI of the Circuit Court of the Seventh Judicial Circuit, in and for Volusia County, Florida, wherein ROUNDPOINT MORTGAGE SERVICING LLC, is Plaintiff, and JAMES MENARD, and WILMINGTON TRUST, NATIONAL ASSOCIATION NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS TRUSTEE FOR ACHM TRUST 2023-HE2 are Defendants, the Office of Laura E. Roth, Volusia County Clerk of the Court, will sell to the highest and best bidder for cash beginning at 11:00 AM on-line at www.volusia.realforeclose.com on October 23, 2026, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 13, DONALD HEIGHTS SUBDIVISION, SECTION 3, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 31, PAGE(S) 68, OF THE PUBLIC RECORDS OF VOLUSIA COUNTY, FLORIDA.
Also known as: 1925 NELSON AVE, ORMOND BEACH, FL 32174
together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim in accordance with Florida Statutes, Section 45.031.
