NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure Against all Defendants dated December 18, 2025 of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida wherein AVAIL 3 LLC, a Delaware limited liability company, is the Plaintiff and UNKNOWN DULY APPOINTED AND ACTING SUCCESSOR TRUSTEE OF THE MARIA CASANAS, INTERVIVOS REVOCABLE TRUST DATED JANUARY 7, 2008; LUIS CASANAS; HEIRS AND DEVISEES OF MARIA CASANAS; ORANGE COUNTY, FLORIDA AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ALL OTHER PERSONS CLAIMING BY, THROUGH OR UNDER ANY OF THE NAMED DEFENDANT AND ANY OTHER PERSONS CLAIMING AN INTEREST IN THE REAL PROPERTY WHICH IS THE SUBJECT MATTER OF THIS ACTION BY AND THROUGH OR UNDER OR AGAINST THE NAMED DEFENDANTS HEREIN; DAVID CASANAS AND YAHAIRA MORALES, are the Defendants, that Tiffany Russell, Orange County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.myorangeclerk.realforeclose.com, beginning at 11:00 a.m. on JANUARY 20, 2026, the following described property as set forth in said Final Judgment, to wit,
