NOTICE is hereby given pursuant to the Uniform Final Judgment of Foreclosure entered on December 22, 2025, in case number 2025 CA 2353 of the Twelfth Judicial Circuit in and for Manatee County, Florida wherein JOSEPH R. MOCCIA, AS TRUSTEE OF THE MOCCIA JOINT TRUST DATED NOVEMBER 6, 2001, is the Plaintiff and PIERCE WEALTH PARTNERS FUND 1, a Colorado limited liability company; STEPHAN PIERCE PISCANO, and UNKNOWN PARTY OR PARTIES N POSSESSION, are the Defendants, I will sell to the highest and best bidder for cash online at www.manatee.realforeclose.com on 27th day of January, 2026, at 11:00 a.m., the following described property in Manatee County, Florida as set forth in the Uniform Final Judgment of Foreclosure to wit:
The East 5/6 of Lot 45, and the West 5/6 of Lot 47, Block 72, WHITFIELD ESTATES, according to the Plat thereof recorded in Plat book 4, Page 111, of the Public Records of Manatee County, Florida.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE FINAL JUDGMENT AND FORECLOSURE SALE MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
