NOTICE IS HEREBY GIVEN pursuant to the Final Judgment and/or Order Rescheduling Foreclosure Sale, entered in Case No. 2025-CA-002983-O of the Circuit Court of the NINTH Judicial Circuit, in and for Orange County, Florida, wherein Fifth Third Bank, National Association is the Plaintiff and Fifth Third Bank (Central Florida); The Unknown Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, and all other parties claiming interest by, through, under or against the Estate of Clarisa Aracena a/k/a Clarisa Yomaris Aracena, Deceased; Guadalupe Flores a/k/a Guadalope Flores a/k/a Guadalupe Flores Basan; Magnolia Oaks Homeowners Association, Inc. are the Defendants, that Tiffany Russell, Orange County Clerk of Court will sell to the highest and best bidder for cash at, www.myorangeclerk.realforeclose.com, beginning at 11:00 AM on the 17th day of February, 2026, the following described property as set forth in said Final Judgment, to wit:
LOT 36, MAGNOLIA OAKS RIDGE, A SUBDIVISION ACCORDING TO THE PLAT OR MAP THEREOF DESCRIBED IN PLAT BOOK 33, AT PAGES(S) 108, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
