NOTICE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Foreclosure dated February 7, 2024 and an Order Cancelling and Rescheduling Foreclosure Sale dated January 6, 2026, entered in Civil Case No.: 2023 CA 000711 NC of the Circuit Court of the Twelfth Judicial Circuit in and for Sarasota County, Florida, wherein CITIGROUP MORTGAGE LOAN TRUST INC., MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2004-HYB2, U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE, Plaintiff, and HARRIET L. PICKEL; AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE ABOVE NAMED DEFENDANT WHO ARE UNKNOWN TO BE DEAD OR ALIVE WHETHER SAID UNKNOWN ARE PERSONS, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; CHARLES F. PICKEL A/K/A CHARLES PICKEL; WELLS FARGO BANK N.A. S/B/M/ WACHOVIA BANK N.A.; ENGLEWOOD ISLES IMPROVEMENT ASSOCIATION, INC.; TENANT I/UNKNOWN TENANT, are Defendants.
KAREN E. RUSHING, The Clerk of the Circuit Court, will sell to the highest bidder for cash, at www.sarasota.realforeclose.com, at 9:00 AM, on the 11th day of February, 2026, the following described real property as set forth in said Judgment, to wit:
LOT 3, BLOCK J, ENGLEWOOD ISLES, UNIT NO. 2, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 21, PAGES 28, 28A AND 28B, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed. If you fail to file a timely claim you will not be entitled to any remaining funds. After the funds are reported as unclaimed, only the owner of record as of the date of the Lis Pendens may claim the surplus.
