NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Summary Judgment entered on January 14, 2026, in Case 2024-CA-000244 of the Circuit Court of the Seventh Judicial Circuit, in and for Flagler County, Florida, wherein FREEDOM MORTGAGE CORPORATION is Plaintiff, and JOHN HENRY DUDA, JAMES EDWARD DUDA, and STEPHANIE MICHELLE PERRY are Defendants, the Office of Tom Bexley, Flagler County Clerk of the Court, will sell to the highest and best bidder for cash beginning at 11:00 A.M. on-line at www.flagler.realforeclose.com on the 27th day of February 2026, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 10, BLOCK 31, WYNNFIELD - SECTION-27 PALM COAST, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN MAP BOOK 9, PAGE(S) 36 THROUGH 50 INCLUSIVE, OF THE PUBLIC RECORDS OF FLAGLER COUNTY, FLORIDA.
Also known as 3 WOODFALON PL, PALM COAST, FL 32164 (the “Property”).
together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim in accordance with Section 45.031, Florida Statutes.
