NOTICE IS HEREBY GIVEN pursuant to a Consent Uniform Final Judgment of Foreclosure dated January 23, 2026, and entered in Case No. 25-002515-CI of the Circuit Court of the Sixth Judicial Circuit in and For Pinellas County, Florida, wherein AVAIL 3 LLC, a Delaware limited liability company is the Plaintiff and CLAXTON R. BOYKIN; TINA BERRIEN; GREG BOYKIN; ANGEL BOYKIN; SIR WALTER RALEIGH BOYKIN IV; NICOLE BOYKIN; CITY OF CLEARWATER, FLORIDA; STATE OF FLORIDA; AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ALL OTHER PERSONS CLAIMING BY, THROUGH OR UNDER ANY OF THE NAMED DEFENDANT AND ANY OTHER PERSONS CLAIMING AN INTEREST IN THE REAL PROPERTY WHICH IS THE SUBJECT MATTER OF THIS ACTION BY AND THROUGH OR UNDER OR AGAINST THE NAMED DEFENDANTS HEREIN, are the Defendants. Ken Burke, CPA, as the Clerk of the Circuit Court will sell to the highest and best bidder for cash as www.pinellas.realforeclose.com, at 10:00 a.m., on FEBRUARY 26, 2026, the following described real property as set forth in said Final Judgment, to wit:
Lot 26, of SUNSET HIGHLANDS UNIT 2, according to the Map or Plat thereof recorded in Plat Book 41, Page 70, of the Public Records of Pinellas County, Florida.

Any person or entity claiming an interest in the surplus, if any resulting from the foreclosure sale, other than the property owner as of the date of the Lis Pendens, must file a claim before the clerk reports the surplus as unclaimed.
