Pasco County Clerk of Court will sell to the highest and best bidder for cash at,

THAT PART OF LOT 16, DUPREE GARDENS ESTATES, AS RECORDED IN PLAT BOOK 4, PAGE 81 OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, DESCRIBED AS FOLLOWS: FROM THE N.W. CORNER OF SAID LOT 16, RUN SOUTH ALONG. THE WESTERN LINE OF LOT 16 A DISTANCE OF 230 FEET TO A POINT OF BEGINNING: THENCE RUN N. 75° 36’ 30” E. A DISTANCE OF 55’ ; THENCE RUN DIRECTLY SOUTH AND EAST TO THE S.E. CORNER OF LOT 16; THENCE RUN N. 77° W. A DISTANCE OF 50 FEET TO THE S.W. CORNER OF LOT 16; THENCE RUN N. 12° 42’ 30” W. TO THE POINT OF BEGINNING.
AND FOR THE PURPOSE OF A RIGHT-OF-WAY FOR INGRESS AND EGRESS AND FOR UTILITY USAGE, AN EASEMENT OVER AND ACROSS THE EXTREME WESTERN 20 FEET OF LOT 16 FROM THE ABOVE DESCRIBED PROPERTY TO THE SOUTH LINE OF DUPREE DRIVE.
