NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated June 16, 2026 and entered in Case No. 25-CA-001851 of the Circuit Court of the Twentieth Judicial Circuit in and for Lee County, Florida wherein EQUITY PRIME MORTGAGE LLC, is the Plaintiff and FRANK MAGNIFICO; SARAIH MAGNIFICO; SUNNOVA SLA MANAGEMENT LLC; THE UNKNOWN SPOUSE OF FRANK MAGNIFICO and THE UNKNOWN TENANT IN POSSESSION, are Defendants, the Office of Kevin C. Carnes, Lee
County Clerk of the Court, will sell to the highest and best bidder for cash at 9:00 A.M. in an online sale at www.lee.realforeclose.com on the 6th day of August, 2026 the following described property set forth in said Final Judgment, to wit:
LOTS 14, 15 AND 16, BLOCK 4049, CAPE CORAL UNIT 56, A SUBDIVISION ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 19, PAGES 107 THROUGH 116, INCLUSIVE, OF THE PUBLIC RECORDS OF LEE COUNTY, FLORIDA.
Commonly known as: 1217 NW 25th Ave, Cape Coral, FL 33993
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
