NOTICE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure dated June 11, 2026, entered in Case No. 2026CA000777CAAXWS of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, the Clerk, Nikki Alvarez-Sowles, Esq., will sell to the highest and best bidder for cash at www.pasco.realforeclose.com at 11:00 a.m. on the 3rd day of August, 2026, the following described property as set forth in said Final Judgment of Foreclosure, to-wit:
A tract in the Northwest 1/4 of Section 21, Township 25 South, Range 16 East; From the Northeast corner of Lot 169, West Port Subdivision, Unit Three recorded in Plat Book 13, Pages 7 and 10 of the Public Records of Pasco County, Florida, North 00 deg. 41’ 35” East, along the West boundary of the West Port Subdivision, Unit Two, recorded in Plat Book 11, Pages 149 and 150 of the Public Records of Pasco County, Florida, also being the West right of way line of Grace Drive, 120.0 feet to the Northwest corner of said Unit Two; thence South 89 deg. 14’ 16” East along the North boundary of said Unit Two, also being the North right of way line of Westshore Drive, 330.0 feet; thence North 00 deg. 41’ 35” East 421.50 feet for a Point of Beginning; South 89 deg. 14’ 16” East, 250.0 feet, South 00 deg. 41’ 35” West, 176.50 feet, North 89 deg. 14’ 16” West, 250.0 feet, North 00 deg. 41’ 35” East 176.50 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed. The Court, in its discretion, may enlarge the time of the sale. Notice of the changed time of sale shall be published as provided herein.
