NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure entered on July 6, 2026, in Case No. 2025-CA-008323-O of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein FREEDOM MORTGAGE CORPORATION, is Plaintiff and LALTA SANICHAR; BABITA SANICHAR; KEVIN JAY SANICHAR; MCCORMICK RESERVE HOMEOWNERS ASSOCIATION, INC.; AND UNKNOWN SPOUSE OF KEVIN JAY SANICHAR are Defendants, the Office of Tiffany Moore Russell, Esq., Orange County Clerk of the Court, will sell to the highest and best bidder for cash beginning at 11:00 a.m., online at www.myorangeclerk.realforeclose.com on August 20, 2026, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
BEING KNOWN AND DESIGNATED AS LOT 51 AS SHOWN ON PLAT ENTITLED, “MCCORMICK RESERVE - PHASE ONE” AND RECORDED WITH THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA IN PLAT BOOK 87 PAGES 111 THROUGH 115.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
