NOTICE IS HEREBY GIVEN that sale will be made pursuant to an Order or Final Judgment. Final Judgment was awarded on July 22, 2026 in Civil Case No. 23-009578-CI, of the Circuit Court of the SIXTH Judicial Circuit in and for Pinellas County, Florida, wherein, PHH MORTGAGE CORPORATION is the Plaintiff, and UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, SURVIVING SPOUSE, GRANTEES, ASSIGNEE, LIENORS, CREDITORS, TRUSTEES, AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER, OR AGAINST THE ESTATE OF JOAN L. FLATHMANN A/K/A JOAN FLATHMANN, DECEASED; MARGARET LEATH; KIM BARBOSA A/K/A KIM MARIE BARBOSA; UNITED STATES OF AMERICA - DEPARTMENT OF HOUSING AND URBAN DEVELOPMENT; LAKE TARPON SAIL AND TENNIS CLUB COMMON ELEMENTSASSOCIATION, INC.; LAKE TARPON SAIL AND TENNIS CLUB CONDOMINIUM ASSOCIATION, INC.; DENISE DEMOLAT; MARK DEMOLAT; MICHAEL ZOLEZZI; LAKE TARPON SAIL AND TENNIS CLUB III CONDOMINIUM ASSOCIATION, INC.; are Defendants.

UNIT NO. 105, LAKE TARPON SAIL AND TENNIS CLUB III, A CONDOMINIUM, PHASE I, TOGETHER WITH AN UNDIVIDED SHARE IN THE COMMON ELEMENTS APPURTENANT THERETO, ACCORDING TO PLAT THEREOF RECORDED IN CONDOMINIUM PLAT BOOK 70, PAGES 107 THROUGH 113, INCLUSIVE, AND BEING FURTHER DESCRIBED IN THAT CERTAIN DECLARATION OF CONDOMINIUM RECORDED IN O.R. BOOK 5598, PAGES 830 THROUGH 911, INCLUSIVE. PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, TOGETHER WITH ANY AND ALL AMENDMENTS MADE THERETO.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
