NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure dated May 20, 2026, and entered in Case No. 2025-CA-007301-O of the Circuit Court in and for Orange County, Florida, wherein WILMINGTON SAVINGS FUND SOCIETY, FSB, NOT IN ITS INDIVIDUAL CAPACITY BY SOLELY AS OWNER TRUSTEE OF SG ALTERNATIVE TITLE TRUST 2025-NPL2 is Plaintiff and J3 EQUITIES, LLC; JAVIER SAUL LINARES A/K/A JAVIER SAUL BENGOA LINARES; CITY OF ORLANDO, FLORIDA; ORANGE COUNTY, FLORIDA; UNKNOWN TENANT NO. 1; UNKNOWN TENANT NO. 2; and ALL UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER OR AGAINST A NAMED DEFENDANT TO THIS ACTION, OR HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE OR INTEREST IN THE PROPERTY HEREIN DESCRIBED, are Defendants, TIFFANY MOORE RUSSELL, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash online at www.myorangeclerk.realforeclose.com, at 11:00 A.M., on July 14, 2026, the following described property as set forth in said Order or Final Judgment, to-wit:

BEGIN AT THE SOUTHWEST CORNER OF LOT 18, BLOCK 57, ANGEBILT ADDITION AND RUN NORTH 00 DEGREES 18 MINUTES 54 SECONDS EAST ALONG THE WEST LINE OF LOT 18, 126.95 FEET TO A POINT. THENCE RUN NORTH 89 DEGREES 41 MINUTES 55 SECONDS EAST 75.0 FEET TO A POINT. THENCE RUN SOUTH 00 DEGREES 18 MINUTES 54 SECONDS WEST 126.94 FEET TO A POINT. THENCE RUN SOUTH 89 DEGREES 41 MINUTES 30 SECONDS WEST 75.0 FEET BACK TO THE POINT OF BEGINNING.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED. THE COURT, IN ITS DESCRETION, MAY ENLARGE THE TIME OF THE SALE. NOTICE OF THE CHANGED TIME OF SALE SHALL BE PUBLISHED AS PROVIDED HEREIN.
