KATHERINE E. MCCLELLAN, if living, and if dead, all unknown heirs, devisees, grantees, assignees, creditors, lienors, trustees, and all other parties claiming by, through, under, or against KATHERINE E. MCCLELLAN; and ALL UNKNOWN PERSONS OR UNKNOWN SPOUSES CLAIMING BY, THROUGH, UNDER, OR AGAINST ANY KNOWN OR UNKNOWN PERSON WHO IS NOT KNOWN TO BE DEAD OR ALIVE; and ALL PERSONS OR PARTIES HAVING OR CLAIMING TO HAVE ANY RIGHT, TITLE, OR INTEREST IN AND TO THE EASEMENTS RESERVED IN THE PLAT OF McCLELLAN PARK, as recorded in Plat Book 2, Pages 10 and 11, of the Public Records of Manatee County, Florida, and Plat Book A, Pages 20 and 21, of the Public Records of Sarasota County, Florida.

McCLELLAN, whose last known address at the time of her death in 1934 was: Sixth, Sarasota FL (information provided by sister, deceased); and all parties claiming by, through, under, and against the herein named individual defendant(s) who are not known to be dead or alive, whether said unknown parties may claim an interest as spouses, heirs, devisees, grantees, or other claimants; and ALL OTHERS WHOM IT MAY CONCERN:
YOU ARE HEREBY NOTIFIED that Plaintiff, HB Land Holdings, LLC, A Florida Limited Liability Company, has filed an action against you in the Circuit Court for Sarasota County to Quiet the Title related to certain real property located and situated in Sarasota County, Florida, located at 2315 McClellan Parkway, Sarasota FL 34239, and described as follows:
Lot 10, less the South 15 feet thereof, all of Lots 1 and Lot 11, Block F, McCLELLAN PARK, according to the plat thereof, as recorded in Plat Book 2, Pages 10 and 11, Public Records of Manatee County, Florida, and Plat Book A, Pages 20 and 21, Public Records of Sarasota County, Florida.
The Sarasota County Parcel Id. Number for the Property is 2038-07-0018.
The case is HB Land Holdings, LLC, a Florida Limited Liability Company v. Katherine E. McClellan et al., Case No. 2026 CA002805 NC, filed with the 12th Judicial Circuit Court of Sarasota County, Florida. You are required to serve a copy of your written defenses, if any, to it on Hunter G. Norton, Esquire, of Shumaker, Loop & Kendrick, LLP, P.O. Box 49948, Sarasota, Florida 34230, the Plaintiff’s attorney, on or before thirty (30) days after the date of first publication of this Notice of Action in the Business Observer which will run for a period of 4 weeks (once a week for 4 consecutive weeks), and file the original with the clerk of this court either before service on the Plaintiff’s attorney or immediately thereafter; otherwise a default will be entered against you for the relief demanded in the Complaint or Petition.
