NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Summary Judgment of Foreclosure entered on May 22, 2026 in Case No. 26000149CA of the Circuit Court of the Fifth Judicial Circuit, in and for Charlotte County, Florida, wherein RIVIERA REAL ESTATE INVESTMENTS, INC. is Plaintiff and ROXANNE QUALIS a/k/a ROXANNE MARTE a/k/a ROXANNE QUALIS-MARTE a/k/a ROXANNE QUALIS MARTE; UNKNOWN SPOUSE OF ROXANNE QUALIS a/k/a ROXANNE MARTE a/k/a ROXANNE QUALIS-MARTE a/k/a ROXANNE QUALIS MARTE; SECTION 20 PROPERTY OWNERS’ ASSOCIATION; UNKNOWN TENANT #1; and UNKNOWN TENANT #2 are Defendants, the Office of Roger D. Eaton, Charlotte County Clerk of the Court, will sell to the highest and best bidder for cash online at https://www.charlotte.realforeclose.com, beginning at 11:00 a.m. on the 22nd day of July, 2026, in accordance with Section 45.031(10), Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
Lot 13, Block 595, of Punta Gorda Isles Subdivision, Section 20, according to the map or plat thereof, as recorded in Plat Book 11, Page(s) 2A through 2Z4, inclusive, of the Public Records of Charlotte County, Florida.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim in accordance with Florida Statutes, Section 45.031.
