NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Uniform Final Judgment of Foreclosure dated June 8, 2026, and entered in Case No. 2025CA003904CAAXWS of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein Deutsche Bank National Trust Company, as Trustee for Ameriquest Mortgage Securities Inc., Asset-Backed Pass-Through Certificates, Series 2005-R1, is Plaintiff and William Moran a/k/a William H. Moran; Jeana Moran a/k/a Jeana G. Moran, are Defendants, the Office of the Clerk of Nikki Alvarez-Sowles, Esq., Pasco County Clerk of the Court will sell via online auction at www.pasco.realforeclose.com at 11:00 A.M. on the 30th day of July, 2026, the following described property as set forth in said Final Judgment, to wit:
LOT 210 OF COLONY VILLAGE, UNIT ONE, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 9, PAGES 137 AND 138 OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
TOGETHER WITH THE MOBILE HOME SITUATED THERE ON WHICH IS AFFIXED TO THE AFOREMENTIONED REAL PROPERTY AND INCORPORATED THEREIN.
Property Address: 13115 Rose Terrace, Hudson, Florida 34669
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff’s mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
