NOTICE OF SALE IS HEREBY GIVEN pursuant to a Final Summary Judgment dated February 26, 2026 and entered in Case No. 11-2025-CA-002227-0001-01 of the Circuit Court of the Twentieth Judicial Circuit in and for Collier County, Florida wherein Maple Ridge at Ave Maria Homeowners Association, Inc., is Plaintiff, and Patrick Philip Aaron Guevara and Sandra Viviana Nieto Jurado are the Defendants, The Clerk of the Court will sell to the highest and best bidder for cash on the 1st Floor Multipurpose Room, 3315 Tamiami Trail East, Naples, FL 34112 at 11:00 o’clock A.M. on April 9, 2026 the following described property as set forth in said Order of Final Judgment to wit:
Lot 122, Maple Ridge at Ave Maria Phase 6B, a subdivision according to the plat thereof recorded at Plat Book 66, Page 75, in the Public Records of Collier County, Florida.
Property Address: 4859 Frattina Street, Ave Maria, FL 34142
A statement that any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
