NOTICE IS HEREBY GIVEN, pursuant to the Amended Final Judgment, entered in Case No. 25-CA-002390 of the Circuit Court of the Twentieth Judicial Circuit, in and for Lee County, Florida, wherein U.S. Bank Trust Company, National Association, as Trustee for Velocity Commercial Capital Loan Trust 2024-6, is the Plaintiff, and Sole Homes Builders Corp.; Georgina Viera; and M.E. Mendez Group, are the Defendants, that I will sell to the highest and best bidder for cash at, www.lee.realforeclose.com, beginning at 9:00 AM on the 9th day of April, 2026, the following described property as set forth in said Final Judgment, to wit:
Lots 9 and 10, Block 2939, CAPE CORAL UNIT 42, according to the plat thereof as recorded in Plat Book 17, Page 32, Public Records of Lee County, Florida.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
