NOTICE OF SALE IS HEREBY GIVEN pursuant to the Summary Final Judgment of Foreclosure entered on April 16, 2026 in Case No. 53-2025-CA-001981 of the Circuit Court of the Tenth Judicial Circuit, in and for Polk County, Florida, wherein TH MSR HOLDINGS LLC is Plaintiff, and CHRISTIAN A. MCCULLERS, KASIDY L. GARRETT N/K/A KASIDY L. MCCULLERS, UNKNOWN TENANT #1, and UNKNOWN TENANT #2, are Defendants, the Office of Stacy M. Butterfield, CPA, Polk County Clerk of the Court, will sell to the highest and best bidder for cash wherein bidding begins at 10:00 a.m. Eastern Time on www.polk.realforeclose.com, on the 15th day of July 2026 in accordance with Section 45.031(10), Florida Statutes, and pursuant to Administrative Order No 3-15.16, the following described property as set forth in said Final Judgment, to wit:
LOT 131, FORESTWOOD, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 82, PAGE(S) 25, OF THE PUBLIC RECORDS OF POLK COUNTY, FLORIDA.
Also known as 6241 FORESTWOOD DR W, LAKELAND, FL 33811
together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim in accordance with Florida Statutes, Section 45.031.
