NOTICE IS HEREBY GIVEN that the Planning & Zoning Board, serving as the Town’s Local Planning Agency, and the Town Commission of the Town of Oakland, Florida will hold public hearings to consider transmittal of a proposed Comprehensive Plan Text Amendment pursuant to Chapter 163, Florida Statutes for the creation of the new Main Street Overlay District, as more specifically described below.

PURPOSE AND DESCRIPTION
The purpose of these public hearings is to consider a proposed amendment to the Town of Oakland Comprehensive Plan and to provide recommendations and action on transmittal of the amendment to the Florida Department of Commerce and other reviewing agencies.

Proposed Amendment:
A text amendment to the Future Land Use Element to establish a Main Street Overlay District, including associated goals, objectives, and policies intended to:
- Promote a walkable, mixed-use Main Street environment
- Encourage context-sensitive redevelopment and infill
- Support economic development and small business activity
- Enhance urban design, connectivity, and multimodal access
- Provide guidance for future implementing land development regulations

Geographic Applicability (Overlay Area):
The proposed Main Street Overlay District applies to properties generally located along Tubb Street between State Road 50 (W. Colonial Drive) and the West Orange Trail, including parcels fronting Tubb Street and adjacent properties intended to function as part of the Town’s traditional Main Street corridor.

The amendment does not change the Future Land Use Map designation but establishes an overlay policy framework applicable within this defined corridor.

PUBLIC PARTICIPATION
All interested parties are invited to appear at the public hearings and be heard regarding the proposed amendment. A copy of the proposed comprehensive plan amendment may be obtained from and written comments may be submitted prior to the hearings to:

APPEAL NOTICE
If a person decides to appeal any decision made by the Planning & Zoning Board or the Town Commission with respect to any matter considered at these hearings, such person will need a record of the proceedings and may need to ensure that a verbatim record is made, which includes the testimony and evidence upon which the appeal is to be based.
