NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure entered on May 22, 2026 in Case No. 25000762CA of the Circuit Court of the Twentieth Judicial Circuit, in and for Charlotte County, Florida, wherein FREEDOM MORTGAGE CORPORATION is Plaintiff and ESTATE OF NICHOLAS E. CYMBOL; UNKNOWN HEIRS OF NICHOLAS E. CYMBOL; and MELINDA BROWN are Defendants, the Office of Roger D. Eaton, Charlotte County Clerk of the Court, will sell to the highest and best bidder for cash online at https://www.charlotte.realforeclose.com, beginning at 11:00 a.m. on the 8th day of July, 2026, in accordance with Section 45.031(10), Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 1, BLOCK 1447, PORT CHARLOTTE SUBDIVISION, SECTION 27, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 5, PAGES 20A THROUGH 20F, OF THE PUBLIC RECORDS OF CHARLOTTE COUNTY, FLORIDA.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
