NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure entered on October 5, 2026, in Case No. 2025-CA-004768-O of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein FREEDOM MORTGAGE CORPORATION, is Plaintiff, and WILLIAM M. RYBICKI, SAGE CREEK HOMEOWNERS ASSOCIATION, INC., UNKNOWN SPOUSE OF WILLIAM M. RYBICKI; UNKNOWN TENANT #1; UNKNOWN TENANT #2, are Defendants, the Office of Tiffany Moore Russell, Esq., Orange County Clerk of the Court, will sell to the highest and best bidder for cash beginning at 11:00 AM on-line at www.myorangeclerk.realforeclose.com on November 17, 2026, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 35, SAGE CREEK, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 58, PAGE 62, PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
