It is adjudged that the Plaintiff, BRIDGEWATER AT LAKE PICKETT HOMEOWNERS ASSOCIATION, INC., a Florida not-for-profit Corporation, recover from the Defendants ROBERT J WILSON AND LORA L WILSON, possession of the real property at 13224 ST. COLE COURT, ORLANDO, FLORIDA 32828, and more particularly described as follows: LOT 44, BRIDGE WATER, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 39, PAGE(S) 33 THROUGH 36, INCLUSIVE, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, FOR WHICH LET WRITS OF POSSESSION AND EXECUTION NOW ISSUE.
Such property shall be sold on the date of November 30, 2026, at 11:00 am at the Orange County Courthouse. From the proceeds of such sale, Plaintiff shall recover:
$3,562.77 Balance owed to Plaintiff on HOA dues and late fees as of the end of 2022,
$400.00 for 1.6 hours of attorney’s fees,
$412.50 for 5.5 hours of Legal Assistant fees,
$432.64 cost of the Ninth Circuit filing fee for this lawsuit,
$441.85 Cost of process service (done by Legal Services, INC.),
$10.00 fee for filing of a Notice and Claim of Lien with the Orange County Comptroller, for a total of
$5,259.76, in addition to the costs associated with making such sale.
IF THIS PROPERTY IS SOLD AT PUBLIC AUCTION, THERE MAY BE ADDITIONAL MONEY FROM THE SALE AFTER PAYMENT OF PERSONS WHO ARE ENTITLED TO BE PAID FROM THE SALE PROCEEDS PURSUANT TO THIS FINAL WDGMENT.
IF YOU ARE A SUBORDINATE LIENHOLDER CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, IF ANY, YOU MUST FILE A CLAIM WITH THE CLERK NO LATER THAN THE DATE THAT THE CLERK REPORTS THE FUNDS AS UNCLAIMED. IF YOU FAIL TO FILE A TIMELY CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS.
IF YOU ARE THE PROPERTY OWNER, YOU MAY CLAIM THESE FUNDS YOURSELF. YOU ARE NOT REQUIRED TO HAVE A LAWYER OR ANY OTHER REPRESENTATION, AND YOU DO NOT HAVE TO ASSIGN YOUR RIGHTS TO ANYONE ELSE IN ORDER FOR YOU TO CLAIM ANY MONEY TO WHICH YOU ARE ENTITLED. WITHIN TEN (10) DAYS AFTER THE SALE, TO SEE IF THERE IS ADDITIONAL MONEY FROM THE FORECLOSURE SALE THAT THE CLERK HAS IN THE REGISTRY OF THE COURT.
