NOTICE OF SALE IS HEREBY GIVEN pursuant to the Uniform Final Judgment of Mortgage Foreclosure entered on September 17, 2026, in Case No. 2025-CA-006692 of the Circuit Court of the Twelfth Judicial Circuit, in and for Sarasota County, Florida, wherein MOVEMENT MORTGAGE, LLC, is Plaintiff, and LEANDRA LYNN ZEMLANSKY, JOHN THOMAS SPELLMAN, SOLARIS ASSETS, LLC AS SUCCESSOR TO SUNNOVA TE MANAGEMENT, LLC, UNKNOWN SPOUSE OF LEANDRA LYNN ZEMLANSKY, UNKNOWN SPOUSE OF JOHN THOMAS SPELLMAN, are Defendants, the Office of Karen E. Rushing, Sarasota County Clerk of the Court, will sell to the highest and best bidder for cash beginning at 9:00 AM on-line at www.sarasota.realforeclose.com on November 3, 2026, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
THE EASTERLY 100 FEET OF TRACT 1, VENICE GROVES, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 3, PAGE(S) 2 AND 2A, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim in accordance with Florida Statutes, Section 45.031.
