NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure dated August 20, 2026, entered in Civil Case No.: 25-CA-005947 of the Circuit Court of the Twentieth Judicial Circuit in and for Lee County, Florida, wherein WILMINGTON SAVINGS FUND SOCIETY, FSB, NOT IN IT’S INDIVIDUAL CAPACITY BUT SOLELY AS TRUSTEE FOR CHNGE MORTGAGE TRUST 2023-2, Plaintiff, and LUZ RUIZ; JUAN RODRIGUEZ; STATE OF FLORIDA DEPARTMENT OF REVENUE, are Defendants.
I will sell to the highest bidder for cash, at www.lee.realforeclose.com, at 9:00 AM, on the 7th day of January, 2027, the following described real property as set forth in said Judgment, to wit:
LOT 3, BLOCK 115, LEHIGH ACRES UNIT 10, SECTION 27, TOWNSHIP 44 SOUTH, RANGE 26 EAST, A SUBDIVISION, ACCORDING TO PLAT THEREOF, AS RECORDED IN
PLAT BOOK 15, PAGE 76, OF THE PUBLIC RECORDS OF LEE COUNTY, FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed. If you fail to file a timely claim you will not be entitled to any remaining funds. After the funds are reported as unclaimed, only the owner of record as of the date of the Lis Pendens may claim the surplus.
