NOTICE IS HEREBY GIVEN pursuant to a Final Judgment for Foreclosure of Commercial Mortgage and for Money Damages entered on September 3rd, 2026, in Case No. 2026-CA-001795 of the Circuit Court of the Thirteenth Judicial Circuit in and for Hillsborough County, Florida, wherein, LENDINGCLUB BANK, NATIONAL ASSOCIATION is the Plaintiff and pursuant to the aforesaid Final Judgment the Plaintiff changed its name to HAPPEN BANK, NATIONAL ASSOCIATION and the Defendants are: JAVED AZMI, NIGAR AZMI, LAKEVIEW AT CALUSA TRACE COMDOMINIUM ASSOCIATION, INC., and WILLIAM LANKFORD f/k/a JOHN ROE (a/k/a UNKNOWN TENANT 2 IN POSSESSION); the Clerk of the Court of Hillsborough County, Florida, Victor D. Crist, will sell to the highest bidder for cash in accordance with Section 45.031, Florida Statutes, at www.hillsborough.realforeclose.com, on November 2nd, 2026, at 10:00 A.M., the following described real property as set forth in said Final Judgment for Foreclosure of Commercial Mortgage and for Money Damages, to wit:
Condominium Unit 4111, Building 4, of Lakeview at Calusa Trace, a Condominium, according to The Declaration of Condominium recorded in O.R. Book 15389, Page 553 through 678, and all exhibits and amendments thereof, and recorded in Condominium Plat Book 20, Page 36, Public Records of Hillsborough County, Florida; together with an undivided share in the common elements appurtenant thereto.
Together with Garage Unit 4-D of Lakeview at Calusa Trace, a Condominium, according to The Declaration of Condominium recorded in O.R. Book 15389, Page 553 through 678, Public Records of Hillsborough County, Florida.
Property Address: 18101 Peregrines Perch Place, Unit 4111, Lutz, Florida 33558.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
