NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated September 15, 2026 in Case No. 532025CA003214A000BA in the County Court in and for Polk County, Florida wherein EMILY ESTATES COMMUNITY ASSOCIATION INC, a Florida non-profit Corporation, is Plaintiff, and KRISTEN SANDBECK; BRADLEY KRUSCHWITZ, et al, is the Defendant, I will sell to the highest and best bidder for cash at: 10:00 A.M. (Eastern Time) on OCTOBER 20, 2026. ( ) www.polk.realforeclose.com the Clerk’s website for online auctions after first given notice as required by Section 45.031, Florida Statutes, the following described real property as set forth in the Final Judgment, to wit:
LOT 14, EMILY ESTATES, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 128, PAGE 47-48, IN THE PUBLIC RECORDS OF POLK COUNTY, FLORIDA.
A/K/A: 1826 EMILY DRIVE, WINTER HAVEN, FL 33884.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
